Ground-Up retail Project Management

Liles Construction completed a 3,565-square-foot ground-up retail construction project in Rock Hill, SC. The project included complete site development, extensive utility coordination, a cast-in-place basement, structural steel framing, an architectural shingled roof, fiber cement siding, and a stone veneer skirt.

From the outset, our primary goal was to deliver a high-quality finished product while successfully navigating a new and challenging municipality. Because Rock Hill is known for a detailed and time-intensive approval process, maintaining project momentum was essential. Our team remained focused on achieving building turnover as quickly as possible so the lengthy closeout process could begin without unnecessary delay.

Utility Coordination

One of the project’s most significant challenges was working within a municipality that was new to our team. The approval process required patience, organization, and consistent communication. Liles Construction addressed these challenges through proactive coordination with municipal staff, early relationship-building, and a collaborative approach to problem-solving. By establishing productive working relationships at the beginning of the project, we were able to keep communication clear, reduce delays, and maintain forward progress despite regulatory hurdles.

The finished project reflects our team’s ability to adapt to new environments without compromising quality, communication, or execution. We are especially proud of the high level of organization maintained throughout construction and the quality of the final product delivered to the client.

Trade Coordination

This project also demonstrated Liles Construction’s strength in site readiness and trade coordination. Subcontractors provided numerous compliments regarding the condition and organization of the site, which allowed their teams to work efficiently and complete their scopes in a timely manner. That level of preparation helped support the overall schedule and contributed to a smoother construction process.

Through our successful navigation of the municipal approval process and the relationships established during construction, we were later awarded another retail project in the area: 7 Brew Coffee on Cherry Road in Rock Hill.
