Historic Cereal Factory Transformed into Five Modern Commercial Suites

The Sugar Mill building carries a layered history that few commercial structures can match. Originally constructed as a Kellogg's cereal factory, the facility later served as a brewery and wedding venue. When Liles Construction was brought on to reimagine the space, the team encountered a structure defined by decades of piecemeal modifications, aging finishes, and systems that no longer met modern commercial standards.

The approximately 5,000 square foot facility was upfit into a combination of Cold Dark Shell and Warm Vanilla Shell suites, giving future tenants the flexibility to customize their spaces according to their specific needs.

Navigating Electrical Challenges

The most significant challenge was the building's electrical infrastructure. Years of tenant changeovers had produced a tangled web of mismatched electrical conduit and wiring, with some runs whose origin and purpose were entirely unknown. Before any meaningful construction could begin, the team needed to methodically trace, identify, and safely address these legacy systems—a process that demanded careful coordination with a specialized electrical contractor partner.

Preserving Decades of History

Beyond the electrical complexities, the project required a thoughtful balance between preservation and modernization. The building's industrial character and historic architectural elements gave it an identity worth protecting. Stripping the space back to its shell without erasing these qualities required a deliberate, measured approach that honored the building's past while preparing it for an entirely new commercial future. The goal was clear: remove what was old or damaged, retain what was historically meaningful, and deliver a versatile, code-compliant shell ready for new tenants.

The Sugar Mill is positioned to accommodate a diverse mix of tenants.
